Hi, I’m Edgar Francisco Aviles — the founder and sole manager of Fire Fund. My role is hands-on: I search, evaluate, acquire, and manage commercial real estate opportunities across markets I know well — the U.S., Costa Rica, and Panama.

I’ve been in the real estate game for over 18 years, and I’ve always been passionate about spotting potential where others might not. Recently, I helped reposition a commercial property to its highest and best use, boosting its cash flow by 76%. In Panama, I took a property that most would’ve overlooked and, after exploring franchise, fuel, and auto business models, I’m now in talks to sell it to a national auto brand — a move that’s increased its value by over 1,200% since I bought it.

I’m bilingual in English and Spanish and have a strong eye for undervalued properties, especially in Florida, Puerto Rico, Costa Rica, and Panama. Before diving deep into real estate, I spent over 25 years in the transportation, import/export, and air cargo industries. That experience built my network and gave me the tools to think creatively and strategically when evaluating deals.
